Our aim is to find you the perfect property to suit your requirements with the minimum of hassle.

Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We can then advise you of any suitable properties we may have available for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind -

  • All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety [if applicable]
  • All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.


We aim to arrange viewings at times to suit you, but this will depend on whether we are able to gain access to the property and if it is convenient to any existing tenant, who by law we have to give at least 24 hours notice of potential viewings. All viewings will be accompanied by a member of staff, who can give advice and answer any questions you may have.

Fees to tenants

Rentals in Chew Valley (BS39, BS40, BS41): A one off non-refundable Agent’s Fee of 35% + VAT of monthly rent of individual property is required [minimum Agent Fee of £350 + VAT]. Example: £1,200 rent x 35% = £420 + 20% VAT = £504 total fee.

Rentals in Bristol: A one off non-refundable Agent’s Fee of 35% + VAT of monthly rent of individual property is required [minimum Agent Fee of £450 + VAT].

This covers the cost of the following:
  • Viewings
  • Credit referencing
  • Landlord and Employer’s references
  • Administration of the tenancy.

In addition to the above charges, you will required to pay a Holding Deposit (Reservation Deposit). This is usually half of the first months rent. Providing the tenancy goes ahead, this will be deducted from the first monthly rental and the tenancy deposit, which are due before you move in (see below).

In the event that the landlord declines to grant the tenancy, it will be refunded to you in full.

However the holding deposit will be non-refundable if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.


It is your responsibility to provide us with all the necessary documents to enable us to process your application and carryout reference checks. These include:

  • Photo ID (Passport / driving license etc)
  • Proof of current address, at the time of the referencing
  • Proof of income (pay slips / bank statements from previous 3 months)
  • Completed, and signed, Tenant Application Form.
Failure to provide the above within a 10 day period from the date of paying the holding fee will mean that the property will be re marketed and the agency fee will not be refunded. However, if the landlord decides to withdraw their property from the market, then we may transfer the charge to another property.

As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report. We may also require a personal reference, and sometimes a guarantor.

Reserving a Property

The holding fee to secure the property is:

  • Agents Fee
  • 2 weeks rent
Once payment is received via bank transfer we will take the property off the market and commence processing your application.


Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs, unless stated. All rents are payable by bank standing order to our company bank account or your landlord's bank account. We will provide you with all relevant details following completion of successful reference checks.


A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Change of Circumstances

If there is any change of circumstances during the tenancy and new contracts need to be drawn up there will be a charge of £75.00; this will cover admin fees and further referencing for a person joining the tenancy (there is a reduction of £25.00 to this charge if a person is being removed from the tenancy).
